The Caromar Covenant consists of mostly young second growth forests. There is also a large wetland within the property. In the future the Covenant Area will be managed as a regional park for natural heritage protection and recreation. It is possible that the Covenant Area will be connected to Sandy Pool Regional Park via another property south of the covenanted land.
