The Covenant Area is important primarily for three reasons. First, there are significant watercourses which are protected. Flowing through the Covenant Area is Coho Creek and two tributaries. This creek is healthy and contains various species of fish, including salmon. A beaver-made pond connects to Coho Creek and provides important habitat for fish, mammals and waterfowl. Secondly, the conservation covenant specifically protects the buffer area around the pond, creek and stream. This buffer area, which includes stands of mature second growth trees and abundant vegetation, helps to keep the watercourses healthy and provides habitat for local wildlife. Finally, the conservation covenant allows for current agricultural uses to continue showing that it is possible to protect both ecological and agricultural values on land within the Agricultural Land Reserve.
